The Status Symbols of Forest Hill

Forest Hill and Sydenham are home to some of the rarest architectural gems in London. ‘Christmas’ houses, which are exclusive to these two areas, were built between 1888 and 1930 by local master builder Ted Christmas, and are now sought after status symbols that are in high demand.

These properties are renowned for their intricate detailing, both inside and out, but according to South East London experts, Wooster & Stock, they are rarely available for sale. Only one Christmas house is currently on the market and it is in Forest Hill, SE23. Its owners, Paul Williams and Bruce Whale, were seduced by the hundred year old property 18 years ago, and it is only the lure of early retirement on the French Riviera which is prising them away.

Paul, a 54 year old retro furniture retailer, comments: “When Bruce and I moved into this house nearly two decades ago, we had no idea quite what a wonderful home it would become. We were attracted by the unusual design and period features, so over time we have restored the building and added to its character. Ted Christmas designed most of the properties on our street and our house is one of the best examples of a classic Christmas house. His trademark features are Arts & Crafts style stained-glass windows, eccentric fireplaces and ornate wooden staircases and we have those in abundance!

“We kept the original Victorian encaustic tiles in the entrance hall which are a lovely feature. The tiles, combined with the winding staircase and the large oak fireplace, make for a rather dramatic entrance. Bruce and I also wanted to add our own touches to the property. We designed a carpet for the stairs, which matches the original floor tiles, and we also created a gothic-style kitchen, which is fitted with all the modern conveniences, but it also has a period feel.

Paul continues: “One of my favourite parts of the house is the garden. Ted Christmas was an advocate of outside space, so all of his houses in this area have large gardens. We were able to nurture a rose garden and create a large pond with a cascading water feature. The result is a space which feels like an extremely colourful and peaceful addition to the house.

“You would never know that you were just over ten minutes to London Bridge because the area is so quiet and green. There is even free parking on the street, which is almost unheard of in London. We have absolutely loved owning such a wonderful piece of history, and we are going to be very sad to leave our Christmas House. But I think the sunshine and wine in France will help ease the pain!”

The stunning four bedroom property, on Perry Vale, was built circa 1904. The property is for sale for £650,000 with Wooster & Stock, South East London’s leading internet-based estate agency.
