    Do's and Don'ts of Selling Your Home

    If you need to sell your house fast you will most likely be looking for the best possible price. If your house is on the market, there will be things that you should and shouldn’t do to achieve this:

     

    Do’s

     

    Do find a good estate agent to sell your home. Do your research and make sure you choose an agent who will do the best job they can to sell your house fast. Try and get recommendations for good estate agents from friends and family. Once you have a few agents that you are interested in using, give them a call and see how professional and friendly they are. Ask questions about properties they have on their books that are similar to yours and make sure they are knowledgeable about the area and details of the property that they are selling. This will give a good indication of whether they will do their best sell your property to potential buyers.

     

    Do make sure that you price the property correctly. If you put it on the market for too high a price, then you are going to price your property out of the market. If you put it on too low, the people will wonder what is wrong with it! You don’t want to put people off so talk to the agent about a realistic price, and find out what other properties that are similar to yours are currently selling for, and try to find out if there have been any previous offers.

     

    Do decorate your property and make your home look welcoming and presentable. Spending a little money now will make you money in the long run. Many buyers want to move into a property without spending money on it as soon as they arrive. This is especially true at the moment as banks are very stringent with their lending so people often don’t have any spare money to make repairs and decorate. Therefore if the property is already in neutral tones and seems bright and spacious you won’t put off any buyers.

     

    Do de-clutter your home. Again this will make the home seem much more spacious and bright, which is very appealing to potential buyers. It enables them to imagine their possessions in the home, and see themselves living there. Mirrors and good lighting will also help.

     

    Do be prepared to negotiate on price. If you have a particular price in mind that you aren’t prepared to negotiate on then it could be harder to sell your house fast as most people will put a lower offer in than the asking price. Have a price in mind but be flexible as today’s property market isn’t as buoyant as it used to be.

    Don’ts

    Don’t rush into a contract with an estate agent that you aren’t sure about. You usually will be tied in for 12 weeks, so you need to have confidence in the agent that you are using to sell your home.

    Don’t be at home when the agent is conducting viewings. Often potential buyers want to have a good look around and it also helps if you aren’t there for people to ask the right questions that they otherwise might not ask if you are in the house.

    Don’t leave your home in a mess! This could really put people off your property and it’s beneficial to make sure the home is always immaculate and clean and tidy. If they do want the home they will also be more likely to knock you down on the price.

    Don’t accept any offers from people who aren’t in a position to proceed with the sale. Make sure they have a purchaser for their home if they are selling, and that they have a mortgage offer secured.

    Selling property in Milton Keynes is much more difficult than it was three years ago at the peak of the market. Over the past 3 years the number of buyers has dropped by 53%. Now, in 2011 the competition to sell your house is much more fierce.. This just shows that due to the stringent lending criteria of the major mortgage companies, there are less people looking for new homes and so it could take you longer to sell your home.

Remove clutter, paint rooms white or neutral colours, take away excess furniture, make sure it’s spotless – especially the kitchen and bathroom, and make good any repairs that need doing. Don’t give buyers any reason to knock down the price or put them off as they will have to do too many decorative jobs on the house.

     

    Fourth, you need the best agent you can find. The agent needs to be honest, friendly, trustworthy, knowledgeable and enthusiastic. A bad agent who is not interested in selling your home won’t do you justice so it’s a good idea to first pose as a buyer and see which agent seems the most knowledgeable and enthusiastic.

     

    If you follow these tips you should be able to sell your home in no time, even in a competitive market.
